Construction Business is currently seeking a detail-oriented, thorough, and organized Assistant Project Manager/Superintendent with to join our growing team. The company,headquartered in Ocala, FL, is focused on new construction and renovation projects in the healthcare, K-12 and higher education, commercial and government market segments. The company manages projects in all areas of Florida.
Duties and Responsibilities
Perform the duties of a project manager/superintendent under the guidance and oversight of the CEO/COO who will serve as a mentor, including the coordination and completion of commercial construction projects on time within budget and scope. Oversee all aspects of projects. Set deadlines, assign responsibilities and monitor and summarize progress of project. In this role, the assistant project manager will exercise management over all projects assigned to him/her. Provide leadership to project assistant superintendent/foreman, subcontractors and suppliers; assist them in planning, implementing and coordination of work to provide timely and economical completion with high quality, good relationships and maximum profits.

Under the Supervision & Direction of the CEO/COO, duties include:


  • Assist with preparation of budget estimates.

  • Assist with soliciting and obtaining bids from subcontractors and material suppliers.

  • During the preparation of bids, assist with advanced job planning, including the development of a rough progress schedule and plan of construction.

  • During necessary preliminary design discussions, suggest methods and materials for improvement of potential projects.

  • Interpret plans, explain plans and contract terms to administrative staff, workers and clients

  • Upon award of a contract, enter job budget into Construction Management system.

  • Ensure Permit, Notice of Commencement and required Bonds are recorded and posted on site.

  • Coordinate, plan, and manage schedules for contractors and subcontractors

  • Expedite and process all shop drawings, samples and submittals in a timely manner so as not to delay assigned project’s completion.

  • Secure executed subcontract and purchase order agreements, insurance certificates, and other documents as required for each project.

  • Expedite subcontractor’s work and delivery of materials.

  • Order and manage materials and equipment

  • In coordination with the Project Superintendent, conduct preconstruction meeting and attend, as possible, all pre-installation meetings.

  • Work with superintendents and foremen to plan, organize and direct activities of construction projects.

  • Make visits to the project as necessary in order to observe and see that the work on the project is properly conducted and progressing on schedule. Provide advice, counsel and assistance to project personnel on matters of construction operations.

  • Assist Superintendent in maintaining proper safety measures on project in accordance with Federal and State laws and local ordinances. Ensure that good industry practices are observed on the project by all persons and companies involved. Investigate potentially serious situation and implement corrective measures.

  • Monitor, approve and control all costs of assigned projects. The Assistant Project Manager shall authorize all spending, subject to oversight of CEO/COO.

  • Prepare the periodic owner payment requests, arranging for the timely submission to the architect or owner’s agent. Also, expedite processing of invoices and payments to subcontractors for amounts due them.

  • Ensure all requirements for payment by Owner are met and that payment is received in a prompt and timely manner.

  • Negotiate, prepare, and execute Owner Change Orders. Issue change orders to subcontractors and others, and prepare revisions to the master cost breakdown as a result of change orders and management revisions. Document reasons for delay and promptly submit requests for extensions of time and/or additional costs, as required.

  • Keep Job Cost System accurate through weekly review of costs and budgets.

  • Update schedules, perform the required projections for complete job analysis and be able to report schedule and profitability to CEO/COO.

  • Keep the CEO/COO, fully informed in a timely manner with regard to any and all problem areas on the project.

  • Represent the Company in meetings with the owner, architect, engineer, subcontractor, supplier and others in the conduct of the project.

  • Ensure that projects are completed on time and within budget

  • Secure guarantees, warranties, and as-builts drawings from subcontractors, if required, and submit all final paperwork required by the contract document at the completion of the project.

  • On completion of each project, see that all punch list items and remedial work are expeditiously performed (in conjunction with superintendent); subcontractor and material supplier claims and counterclaims are settled promptly; arrange with the project superintendent for accounting, transfer and storage of equipment and tools.

  • Prepare and turn over to the appropriate office manager, job records and documents for storage in accordance with Company policies and guidelines.

  • Cultivate and maintain good relationships with the owner, architect, engineers, subcontractors, suppliers, municipal authorities and company personnel involved with the project.

  • Inform Corporate Marketing of any unusual or noteworthy aspects or activities on the job which may be used to gain recognition or publicity.

  • Work to ensure the interest of the company is protected at all times.

  • Pursue new work and make Corporate Marketing aware of other potential projects possible with present clients.

  • Represent to all persons a level of integrity, pride, enthusiasm, and competence that encourages the highest level of performance and morale. Conduct oneself in such a manner as will reflect credit upon the Company and encourage others to do likewise.


Required Qualifications :
Education and Experience Requirements



  • Four-year degree in an accredited construction related curriculum and 1-2 years of construction related experience; or minimum of 3 years of construction related project management/supervisory experience.

  • Valid driver license for required travel

  • OSHA 10 or 30 a plus

  • Business conducts background checks and drug screen

  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

  • Jobsite visits include but not limited to: climb or balance, stoop, kneel, crouch or crawl., etc., to view the progress of construction.



 


Position is full time, hours not specified


 


Annual salary: $70,000.00 to $80,000.00
